Pulis Investments is a multigenerational family-owned private firm committed to generating strong returns through prudent real estate investing.

 

Founded in Brampton, Ontario by Kyle and Brian Pulis, Pulis Investments delivers value with strategic acquisition and renewal of undervalued apartment buildings and townhome complexes in key southern Ontario growth markets including: Hamilton, Cambridge, Brampton, Barrie, and Niagara.

 

At Pulis, we approach real-estate investment with a business-focused mindset. As in any business, we focus on delivering value for our investors through the prudent management of our assets and operations. By increasing revenues, decreasing expenses, and by providing an exceptional rental experience for our tenants, we have been able to deliver a track record of successful results for our investors. Kyle Pulis
Co-Founder, President & CEO

Kyle has been in senior operations for the real estate investment industry since 2006. He has an eye for picking prime locations and a knack for acquisitions in under-serviced markets. A highly regarded speaker and contributor with many accolades to his name, including REIN’s Leslie Cluff Memorial Award and Multi-Family Investor of the Year Award, Kyle serves on the REIN advisory board as well as the executive board of the Brampton Downtown Development Corporation. He holds an honors business degree from Wilfred Laurier University and has served with the Canadian Armed Forces.

Syl DeFrancesco
Chief Financial Officer

Syl DeFrancesco holds a Chartered Accounting designation and is responsible for overseeing the finance, investment analysis and compliance functions for the Pulis Investments group. Syl joined Pulis Investments in 2020 with more than 8 years of progressive experience in the real estate industry. Prior to joining Pulis, Syl was the Chief Financial Officer of a prominent high-rise development group who focused on the development and management of luxury purpose built residential apartments. Prior to that, Syl was the Divisional Controller for Skyline Apartment REIT where he oversaw all financial reporting, planning and budgeting for a portfolio comprised of over 20,000 residential units. Prior to his time at Skyline, Syl was the Controller for Starlight Investments, U.S. Multi-Family. During his time with Starlight, he was apart of the several successful Initial Public Offerings. Syl holds an honours degree in Business Administration from Wilfrid Laurier University, concentrated in the areas of Accounting and Finance. He holds the designations of Chartered Accountant and Chartered Professional Accountant, both from the Institute of Chartered Accountants of Ontario.

Gary Peters
Director of Operations & Property Management

Over the last two decades, Gary has owned and operated companies in the retail and service sectors. He also built and managed a real estate portfolio. His expertise is in day-to-day operations: risk assessment and due diligence including regulatory issues, zoning by-laws and other legalities; operational planning and execution; and financial management. Gary is recognized for sharing his expertise with SMEs, volunteering to mentor small business owners and coaching young entrepreneurs.

Brian Pulis
Co-Founder & Chairman

Brian ran several successful retail and service companies before turning his attention in 2002 to building a solid-performing portfolio of multi-family residential properties in strategic Ontario markets. Delivering great value to tenants with a disciplined focus, Brian has seen his portfolio grow consistently. He became a real estate investment coach and speaker who has received many awards, including the Michael Millenaar Memorial Leadership Award from REIN (Real Estate Investment Network). Seeing an opportunity to bring the success of his investment model to others, Brian founded Pulis Investments with his son Kyle.

Adam Batstone
Independent Director

As an Entrepreneur with a principal focus in Finance, Adam Batstone brings nearly 20 years of progressive professional experience in the areas of Wealth Creation and Investment Management with specific expertise in Private Equity, Private Equity Real Estate, Venture Capital and Alternative Investments. He is the Founder, General Partner & Chief Executive Officer of Two Sevens Capital, and a former Managing Partner and Executive Vice President for Skyline Wealth.

Peter G. VanSickle, BComm. FCIB, MBA (Financial Services)
Independent Director

Peter has been the President of the Brampton Downtown Development Corporation, a not for profit corporation since 2011. He started his career with Ivanhoe Cambridge and was responsible for the development of a number of Regional Shopping Centres. He was responsible for land assembly and leasing activities. He worked for Hudson’s Bay Co. in development and later moved to Bank of Montreal and was responsible for the Canadian Retail Branch Portfolio and was employed by Scotiabank for Real Estate Strategy. He managed the design team responsible for the development of Roger’s communications and has directed a number of retail design projects for major North American Retailers.
Peter is the Past President of CoreNet, a 5,000 member organization focused globally on Corporate Real Estate matters. He is the Co-Chair of the Western GTA Summit a non-partisan entity dealing with transportation and development issues facing the region.

With the rising cost of development, an acquisition strategy focused on existing assets presents a very compelling value proposition as existing assets are often available for purchase at prices that are significantly below replacement cost.

 

Acquisitions are often accomplished through off-market negotiations, as property owners and apartment brokers prefer to deal with credible and experienced buyers rather than navigating the challenges of a public listing. The Pulis team has been acquiring real-estate in Southern Ontario for over 15 years, and as such, have developed a reputation of professionalism among real estate investors, brokers, and deal makers. This reputation is vital in securing a spot at the table for these off-market transactions, and it allows us to acquire properties that are ideally suited for our business model.
